Our Building Process Explained

SITE EVALUATION: A site evaluation involves looking at the client's property to determine the best possible location for the new home. This process can involve various considerations such as zoning rules, land use, setbacks and building envelopes, slope and view, clearing of the site, and addressing drainage issues. The site evaluation process helps to identify any potential challenges that may arise during the construction process and to address them proactively​.

DESIGN PHASE: During this phase, you'll work with architects, designers, and possibly an interior designer to finalize the design of your new home. This includes picking out house plans, finish materials, appliances, etc. You'll likely review preliminary floor plans and, once approved, receive final blueprints. This phase is also where you'll discuss and decide on exterior finishes like roofing and siding materials, interior finishes such as flooring, paint colors, cabinet styles, and more. It's also the time to select appliances and other fixtures.

PRE-CONSTRUCTION PHASE: The pre-construction phase involves a number of steps, including execution of site evaluation, obtaining necessary permits, and arranging utilities.

  • Permits: After the site evaluation, the client will need to obtain permission from their local government to build a home on their property. The process of obtaining a building permit is often multi-faceted, with different permits required for each stage of the building process. After each stage is completed, an inspector will usually come to ensure the work is done correctly and to code, and then give the go-ahead to obtain the next permit​.

  • Utilities: Arranging for utilities such as power and water to reach the home site is another important aspect of the pre-construction phase. This may involve coordinating with various service providers including excavators, well drillers, and septic installers​.

BUILD PHASE: the construction of your home follows several steps:

  • Preparation and Foundation: Land is cleared, foundations are laid, and the basement is constructed if part of the design.

  • Framing: The basic structure of the house is built including the floor systems, walls, and roof systems.

  • Roofing, Siding, Plumbing, and Electrical: The shell of the house is finished; plumbing and electrical systems are installed.

  • HVAC, Electrical, Insulation: The heating and cooling systems are installed, and electrical wiring is completed.

  • Drywall and Interior Fixtures: Drywall is hung and painted; other interior fixtures are installed.

  • Interior Trims, Cabinets, and Painting: Cabinets and trim are installed; walls are painted.

  • Installation of Hard-Surface Flooring and Countertops: Hard surface flooring and countertops are installed at this stage.

  • Final Touches: Light fixtures, outlets and switches are installed; the house is cleaned.

  • Final Inspection & Certificate of Occupancy: The house is inspected, and upon approval, the certificate of occupancy is issued​​.
